COASTAL INVESTMENTS

A curated review of residential land & the opportunity to build, well.
Summer 2026 EditionAltadena · Palisades · Brentwood · MalibuCoastal Investments
From the Editor

The opportunity to build a modern home, on the right piece of land, at a fraction of the cost.

Across the four Pacific-facing submarkets we follow — Altadena, Pacific Palisades, Brentwood and Malibu — the residential land market is unusually transparent right now. Asking prices are visible. Lot sizes are documented. Prior structures are a matter of public record. For buyers prepared to build, this is one of the most legible land markets the region has produced in a generation.

This edition lays out current asking inventory across all four submarkets, with lot sizes, prior-structure context, and a map pin for every parcel. The opportunity for the patient buyer is straightforward: select a lot in an established neighborhood, build to a modern footprint and a modern standard, and capture the discount between buying a finished home and building a better one. We have organized the data so the comparison is easy to make.

Altadena

Foothill submarket · 91001

The most accessible of the four markets. In-tract residential parcels cluster $600K–$900K. View parcels and larger acreage run $1.1M–$1.7M+. Entry under $500K is available on smaller or more challenging sites — opportunity for the right buyer.

About the CorridorHistoric Altadena is a mature foothill neighborhood at the base of the San Gabriels, long valued for its Craftsman architecture, mature tree canopy, and proximity to Pasadena's cultural and institutional offerings (Caltech, the Norton Simon, the Huntington). Most parcels in this section are cleared residential lots ready for a new build; established intact homes are widely available in adjacent blocks for buyers preferring a turnkey alternative.

Pacific Palisades

Westside · 90272

One of the most desirable residential corridors in Southern California, with a deeper land-asking inventory than is typical. The opportunity here is unusually compelling: build a modern, energy-efficient home on a lot in an established Westside neighborhood, frequently at a meaningful discount to the cost of a comparable finished property.

About the CorridorPacific Palisades has long been one of the most coveted residential neighborhoods on the Westside — bluffs above the Pacific, the Palisades Village retail core, Will Rogers State Historic Park, and a long-tenured community of entertainment-industry and creative-professional residents. Many of those residents are publicly rebuilding. Intact homes for sale remain available in adjacent corridors — the Riviera, Huntington Palisades and Marquez Knolls — for buyers seeking a turnkey alternative.

Brentwood

Westside · 90049

The tightest tape we cover — only nine land parcels city-wide. Brentwood does not trade often, and when it does, it tends to be quietly. The Tigertail bluffs and Oakmont parcels are estate-grade with engineering already in the ground; Mandeville Canyon is the entry point. The opportunity is to acquire scarce, never-developed Westside land in a market that virtually never produces it.

About the CorridorBrentwood Park, the Mandeville Canyon estates, the Tigertail bluffs and Oakmont remain among the most established estate neighborhoods on the Westside, with a long history as home to studio, finance and creative-industry leadership. Most parcels in this section are virgin land that has never been developed — a meaningful rarity. Intact Brentwood single-family homes are available in adjacent blocks for buyers preferring not to build.

Malibu

Coastal · 90265

The most varied of the four markets — from sub-$200K canyon parcels to multi-acre PCH oceanfront. The opportunity here favors the patient and the discerning: well-priced canyon and mesa parcels for the boutique build; PCH front-row positions for the trophy.

About the CorridorMalibu's coastal corridor — from Carbon Beach and the Colony through Point Dume to Broad Beach — has for decades been one of the most coveted beachfront addresses in the world, with a discreet and long-tenured community of residents from the entertainment, technology and finance industries. Intact Malibu single-family homes are widely available in adjacent neighborhoods for buyers preferring a turnkey alternative; the canyon parcels are best understood as an opportunity to build privately and to a modern standard.

III · THE RECOVERY ECONOMY
Field Report

Who is building. Who is weighing. Who is moving on.

An average is the sum of many decisions. Here is the broader picture beneath the asking prices — sentiment, pace and the patterns shaping inventory across all four submarkets.

The pattern beneath the prices

Across both fire-affected submarkets, the visible groundbreakings are not the median — but they are the leading indicator. The largest cohort remains the homeowner still weighing options: insurance status, contractor capacity, and a three-year build window are the three variables doing most of the work.

  • Construction underwayMore than 1,000 Altadena homes under construction; a smaller but growing number of Palisades projects framing.
  • The undecided cohortNearly 80% of Palisades homeowners surveyed indicate intent to rebuild — most contingent on a three-year window.
  • Insurance gapA material share of owners face a gap between settlement and rebuild cost — for some, this becomes the decision point.
  • Inventory dynamicsLand inventory has expanded materially in Malibu and the Palisades; Altadena remains the most rationally-priced of the four markets; Brentwood barely trades.
● Building
Altadena · three-generation family home
60-year residence · groundbreaking complete

A multi-generation Altadena family broke ground on a new home roughly a year after losing the original. Build estimated at eight months.

● Building
Pacific Palisades · 30-year resident
Full-footprint rebuild

A long-tenured Palisades homeowner is working with their architect to resubmit a full plan set on the original footprint — representative of the determined rebuilder.

● Building
Altadena · nonprofit-led rebuild
First of a 100-home commitment

A regional disaster-rebuild nonprofit has broken ground on the first of a 100-home commitment for underinsured families. The model is being closely watched as a template.

● Weighing
Palisades · the undecided middle
Insurance and timing

The largest cohort. Owners weighing whether insurance settlements, contractor availability and a three-year build horizon align. Decisions firming over the next several quarters.

● Moving on
The exit cohort
Land listings · all submarkets

A share of owners has chosen to list rather than rebuild — the source of much of the current land inventory documented in the tables above.

IV.

Where We Are Looking

Strategic notes
The Opportunity

In-tract Altadena buildable parcels at or below $700K — particularly where adjacent owners have already broken ground. Palisades parcels in the $1.5M–$2.5M band that have been on the market long enough to engage a serious offer. Malibu Las Flores and Big Rock mesa lots where the asking has moved meaningfully from initial list.

The thesis is straightforward: select a parcel in an established neighborhood, build to a modern footprint and a modern energy and seismic standard, and capture the discount versus a comparable finished home.

What We Look For

Clean Chapter 7A clearance, completed debris removal certificate, no unresolved insurance entanglement, and meaningful evidence of neighbors who are actively building. These are the markers of a parcel that will trade efficiently and a neighborhood that will recover meaningfully.

The Brentwood opportunity is narrower but distinct: scarce virgin Westside land that simply does not come to market in volume. Patience is the entire strategy.
